All around us, we are starting to see the subtle signs of Spring! The Ospreys have returned, and the earliest spring flowers are in bloom. It has been another very mild winter on the Outer Banks. No snow and very little cold weather. Hopefully, that won’t equate to a buggy summer on the horizon!

Around town, the new Sugar Kingdom building in Kitty Hawk is nearing completion, along with the new WAWA at the intersection of Highway 158 and Fourth Street. Southern Shores is home to a new EMS station on the corner of Duck Road and East Dogwood, and it looks incredible! While road construction in Duck is still underway, the Colington road project is now 95% complete.  

The pace for real estate sales seems to have returned to normal, post pandemic levels. I have noticed a return to old patterns when December and January were the slower months and February, March and April the busiest. 2024 has held to this pattern so far. Strong sales momentum typically continues until June, and we can most likely expect another slowdown during the peak rental season. If you are thinking about selling a property on the Outer Banks, this is the best time of year to do so. With sales volume resetting to a more normal pace, I am implementing some new marketing tools to get your property sold at the highest possible price. Please visit my YouTube page at Outer Banks Real Estate Resource and take a look at our new professional videography.

It’s the new year, and there is not much to discuss, but our members are busy. Although sales were slow for January (down by 1% from January 2023), Members have been busy posting new listings on the MLS and placing listings under contract. The MLS is seeing some exciting statistics. For example: • The number of new listings added to the MLS in January 2024 was up by 43% compared with January 2023% and 79% compared with December 2023. • Under Contact home sales were up by 14% from December 2023. • Total Inventory is up 9% •
